Within 4 months - increase in prices of new apartments in Maykop - decrease in Nalchik and Cherkessk

 

We present the average price of one square meter of new apartment in the capitals of the Circassian republics: Maykop (Adygea), Nalchik (Kabardino-Balkaria), Cherkessk (Karachay-Circassia) for January 2025. The prices shown are for all 3 levels of finishing: standard, before finishing, without finishing.

It should be noted that over 90 percent of the new apartments offered for sale in the city of Nalchik are apartments with a finish level of "without finishing". In contrast, in the city of Maykop, the situation is completely opposite, with more than 99 percent of the apartments offered for sale having a finishing level of "standard" and "before finishing".

Maykop

According to our check on the Avito website, 971 new apartments were offered for sale, of which:

778 apartments with a "standard" finish level. The average price per square meter of a new apartment of this level is 125 thousand rubles ($1230).

The lowest price of one of the apartments offered for sale is 90 thousand rubles ($885) per square meter.

The highest price of one of the apartments offered for sale is 200 thousand rubles ($1967) per square meter.

193 apartments with a "before finishing" finish level. The average price per square meter of a new apartment of this level is 122 thousand rubles ($1200). 

The lowest price of one of the apartments offered for sale is 84 thousand rubles ($826) per square meter.

The highest price of one of the apartments offered for sale is 155 thousand rubles ($1524) per square meter.

Apartments with a "without finishing" finish level were not offered for sale.

Nalchik

According to our check on Avito website, 3244 new apartments were offered for sale, of which:

12 apartments with a "standard" finish level. The average price per square meter of a new apartment of this level is 108 thousand rubles ($1062.

The lowest price of one of the apartments offered for sale is 85 thousand rubles ($836) per square meter.

The highest price of one of the apartments offered for sale is 150 thousand rubles ($1475) per square meter.

47 apartments with a "before finishing" finish level. The average price per square meter of a new apartment of this level is 86 thousand rubles ($846.

The lowest price of one of the apartments offered for sale is 50 thousand rubles ($492) per square meter.

The highest price of one of the apartments offered for sale is 115 thousand rubles ($1131) per square meter.

3185 apartments with a "without finishing" finish level. The average price of one square meter of a new apartment of this level is 72 thousand rubles ($708).

The lowest price of one of the apartments offered for sale is 40 thousand rubles ($393) per square meter.

The highest price of one of the apartments offered for sale is 120 thousand rubles ($1180) per square meter.

Cherkessk

According to our check on the Avito website, only 40 new apartments were offered for sale, of which:

11 apartments with a "standard" finish level. The average price of one square meter of a new apartment of this level is 97 thousand rubles ($954).

The lowest price of one of the apartments offered for sale is 78 thousand rubles ($767) per square meter.

The highest price of one of the apartments offered for sale is 132 thousand rubles ($1298) per square meter.

12 apartments with a "before finishing" finish level. The average price of one square meter of a new apartment of this level is 94 thousand rubles ($924).

The lowest price of one of the apartments offered for sale is 80 thousand rubles ($787) per square meter.

The highest price of one of the apartments offered for sale is 127 thousand rubles ($1249) per square meter.

17 apartments with a "without finishing" finish level. The average price of one square meter of a new apartment of this level is 92 thousand rubles ($905).

The lowest price of one of the apartments offered for sale is 66 thousand rubles ($649) per square meter.

The highest price of one of the apartments offered for sale is 102 thousand rubles ($1003) per square meter.

If we compare these prices of January 2025 with the prices that were last year four months ago - in September 2024, then we see an increase in the prices of new apartments in the city of Maykop by about 7 percent. On the other hand, in the city of Nalchik there is a decrease in the prices of new apartments by about 3 percent. In the city of Cherkessk there is also a decrease in the prices of new apartments by about 4 percent.

These prices were updated on January 5, 2025, the price of one dollar on this date was 101.68 rubles.
